View from Ocean Front Homes

Topsail Island offers 26 miles of beautiful beaches and many vacation rental homes located what is commonly referred to as "Oceanfront". Oceanfront Homes are homes that are located directly on the beach with no roads, homes or vacant lots separating their steps from the sand of the Beach. These properties are the most popular homes on Topsail Island for purchase and for renting. Oceanfront homes are typically more costly than those that may be one or two rows back but of course, you are DIRECTLY on the beach.
View from Second Row Homes

Second Row Homes are called “second row” because they are usually located behind the oceanfront properties. Given Topsail Island's unique layout, there are many vacation homes which are only separated from the beach by small secondary roads, or even the occassional home. If you're looking to save a few bucks, but don't mind being a little farther from the ocean, second row homes provide that opportunity. Many of our second row vacation homes still have wonderful ocean views and even ocean views that rival those of the ocean front homes.
Condominiums & Town Homes

Topsail Island is has grown to include a vast number of condominium and town home Complexes. There are ocean front complexes such as Villa Capriani, Topsail Dunes, St. Regis Resort, and Queen's Grant. Second Row complexes which include the Summerwinds Townhomes & Condominiums, and even mainland resort complexes such as Topsail Landing Condominiums. These properties make wonderful vacation properties because of included amenities like swimming pools, work-out facilities, club houses, boat facilities, tennis courts and private beach accesses.
View from Island Interior Homes

Island Interior vacation rentals are located in the heart of Topsail Island. These properties don’t usually have ocean views but are set back from the ocean at least 3 homes. If you are looking for value, but would still like to be close to the beach, interior properties may be a great fit. Laws require there be public beach accesses scattered throughout the island, so there will always be a way to get to the beach.
View from Sound Front Homes

Remember, Topsail is an Island which means it is surrounded by water. The “Sound” is the water located on the opposite side of the ocean. Some Sound Front Homes have deep enough water to put a boat dock like the one seen in the picture. The advantage of Sound front homes are the beautiful sunsets, short walks to the beach, and small boat or kayaking access. One such community is known as the "Villiage of Stump Sound". This community spans the entire width of the island and is comprised of oceanfront, second row, interior and sound front properties.
View from Water View Homes

There has always been a little grey area around what Real Estate companies should call homes that can see the water but are set back 4 or 5 rows from the water. The views that you see above are from the same home and it is a perfect example. Tecnically these homes cannot fall into the sound front category, but do offer more value than your typical interior property. Therefore we have created a more fitting designation of "Water View". These homes still have the beautiful ocean and/or sound views and are usually more affordable than the Oceanfront and Soundfront homes.
Lots and Acreage

Believe it or not; there is still land for sale on Topsail Island. They can be purchased at a good price. Lots of construction has taken place in the last 3 years but there is still land available.
